Under the Regulatory Reform (Fire Safety) Order 2005 it is a requirement that fire doors are maintained and regularly inspected and a schedule of fire doors within the premises maintained. At present inspections are required to be conducted annually.
More than ever compartmentation, fire resisting separation between rooms, floors, and between rooms and protected escape routes, within buildings is under scrutiny and fire doors play a vital role in ensuring a fire is contained within an area and escape routes are protected from the effects of a fire.
The door itself is not the only thing that should be inspected. The frame, the immediate area around the frame, glazing present either in the door or surrounding the door frame, hinges, letterbox, locks, self-closing device and signage, both only if required, should also be inspected to ensure they support the fire resisting capability of the door.
